Brodie Oaks Redevelopment

This is a proposed 37.6-acre mixed-use development to be known as the Brodie Oaks Redevelopment. It is the current Brodie Oaks Shopping Center located at the northwest intersection of S. Lamar Boulevard and S. Capital of Texas Highway and is within the Barton Springs recharge zone. The project is planning for 1,233 mid-rise multifamily dwelling units, 467 high-rise multifamily dwelling units, 1,260,000 square feet of office, 200 hotel rooms, 110,000 square feet of retail, and 30,000 square feet of restaurant uses. Most of the buildings will range in height from 160 feet to 275 feet.

It is not technically within the boundaries of the Zilker Neighborhood Association nor is it within the boundaries of the Barton Hills Neighborhood Association, but it will affect both neighborhoods.

Zoning Change Application (Case 2021-076006 ZC; Reference File Name C814-2021-0099)

The applicant submittted an application on 20 May 2021 seeking to rezone approximately 37.606 acres from GR, CS-1, CS and UNZ to PUD. It is now in review by City staff. The City case manager is Kate Clark (kate.clark@austintexas.gov; 512-974-1237).
